A handsome, yet dated, mid century office building is being considered for significant investment to attract a revitalized tenant base and increase public use through an added free-standing cafe and fine dining restaurant off sunken plaza. CONTENT was engaged for a visioning exercise where multiple locations for the cafe were considered and a conceptual design is proposed that both respects and differentiates itself from the original.

Tenant floor layouts are optimized, eliminating the standard donut of hallway around the core and opening the interior of the building to natural daylight and views toward various highlights in the City.
